Are you in the process of selling your home? Or, maybe you’re still only thinking about selling your home. In any case, there can be a lot of planning and preparation that goes into selling your property. From home changes to which realtor you use, it can be overwhelming. Just remember to take it one step at a time.
You first have to think about which realtor you are going to use to sell your home.
You ideally want someone who knows what they are doing. Ideally, they would know how to sell your home quickly and for a great price. Right now, the market is on fire with demand. The prices of homes can be quite high! But experts expect this will be short-lived. So, if at all possible, try to hit the mark now. There are things you can do to encourage buyers to look at your home, and hopefully, make an offer. The following will provide a few tips for home changes that should be done to help encourage offers for your home.
Think Of The Walls
If you want your home to look like the high end custom homes you see in brochures and luxury areas, then think of the walls first. They need to be clean and freshly painted. Can you picture selling a home with mucky fingerprints or dirty marks on the walls? We didn’t think so.
When people look around your home they aren’t just looking at the four walls. They are also looking at the character of the home. In their heads, they are compiling a list of what will need to be done should they buy your property. If you have bright, garish wallpaper that isn’t to their taste, then this could put them off. It may be a good idea to take the walls back to basics. Paint them a neutral color such as white, magnolia, or beige. If the buyer wishes to change the walls afterward, that’s up to them. At least they will have a neutral canvas to work with.
Head Outside
It isn’t just the interior that you need to think of when preparing your home for the market. Take a look outside and see if your garden needs any work. If you regularly maintain it, then the work should be minimal. However, if your garden is full of overgrown grass and plenty of weeds then you’ll have your work cut out for you.
If you are unable to do this yourself, you may think about hiring a landscape gardener. This is someone who will come to your home, take a look at what needs doing, and make your garden look brand new. This is great, especially if you have a front garden. This will be the first thing potential buyers see when they turn up, so it needs to look warm and welcoming.
Clear The Junk
When buyers come to look at your home, they need to be able to envision their own belongings filling the space. They won’t be able to do this if your stuff is filling each available surface. A quick tip to help declutter is to head to each room and sort your items into four piles. These should consist of:
1. The stuff you want to keep
2. Th things you want to try to sell
3. Items that can be donated, and,
4. The items that should just be thrown away
You will soon start to notice a big difference. When your home is cleared of the clutter and unwanted junk it will appear bigger. Needless to say, this is what buyers want. You need to be able to accentuate and show off the space and storage you have available. Just be careful! Once you’ve done this, you may begin to rethink even selling it!
Repair It
Finally, you will want to make sure that your home is in full working order when you list it. It may help to carry out a pre-sale inspection of your home. This will highlight any urgent work that needs to be carried out. You might think the little things don’t matter but anything that needs to be repaired will bring the final price down.
Do a walk-through of your home pretending that you are the one trying to buy it. Does anything really stick out? Does something seem out of place? Make sure everything is working, too. This includes things like light bulbs, toilets, showers, door knobs, and the boiler. You wouldn’t want to be forced to make improvements to any of the basic items as soon as you buy a new home, would you? Don’t make your home’s new owners be forced to do it, either!
